The TPC2005 contract supports Homes in Sedgemoor’s entire property portfolio of general needs and sheltered accommodation within the rural district of Sedgemoor in Somerset. That’s nearly 4,200 homes spread over 218 square miles.
What our client wanted
The arm’s length management company wanted to gain more value-added benefits from their housing maintenance budgets. The aim was to form a longterm partnering arrangement with an experienced repairs and maintenance contractor to create a stepchange in how their budgets are managed and how maintenance is delivered.
How we helped
We provide responsive repairs and planned maintenance as an integrated management process that draws guidance from lean principals. The emphasis has been to deliver more value work costefficiently with fewer resources and using an approach that puts the needs of each customer at the centre of our approved process.
What we achieved
Systems integration with Capita Academy and a collaborative way of working have been central to delivering Homes in Sedgemoor’s aims. Additionally, with most of the workforce transferred under TUPE being single trades, extending their capability as multi-skilled tradespeople and creating a feeling of empowerment have been the catalyst for measured improvement.
We complete 900 repairs and maintenance jobs each month and reinstate some 300 void properties every year. First time fix averages 86.5% and we are exceeding client satisfaction for appointments made and kept. Void properties are refurbished to Sedgemoor Council’s standard in just 13 days, including all major voids, which is under the 23.5 day target.
